What is a fit-out BoQ?

A fit-out BoQ is the itemised list of everything an interior fit-out needs, from strip-out to the last joinery item, measured and specified by the buyer before a contractor is asked to price it. Partitions, ceilings, flooring, joinery and the kitchen are broken into rows with their finish named; appliances and sanitary fittings sit apart as prime cost sums; MEP changes for a new layout are counted by point. Every contractor prices the same rows, so an office, retail or villa fit-out bid comes back comparable instead of five different guesses at the same space.

What the template gets right, section by section

Protection and strip-out

The site is protected and cleared before a single partition goes up

Two sections come before any new work: protecting the finishes, fittings and floors that stay, and stripping out what does not, with disposal off site and the capping of live services written in as their own priced items. A fit-out contractor who is not told what to protect will price the risk into every other rate instead of into these two lines, where it belongs.

Partitions, ceilings and flooring

Every partition, ceiling and floor finish carries its own specification

A 100 mm partition with acoustic insulation and one with none are different jobs at different prices; this template writes the frame type, board layup and insulation into the description so no bidder has to guess which one you mean. The same discipline runs through the suspended ceilings and the floor finishes: the grid type, the paint system and the tile or flooring material are named, not left to the contractor's own standard.

The kitchen

Base and wall cabinets and worktops are measured by the linear metre, with the carcass, hardware and worktop finish, laminate, veneer, quartz or granite, named in the description so every bidder prices the same cabinet. Appliances and sanitary fittings sit as prime cost sums against the brands you nominate, so a contractor's price for the joinery and the fitting labour is never mixed with the cost of the hob, the oven or the sink.

MEP modifications

MEP changes for a new layout, counted point by point

Moving a wall moves a socket, a light switch, a data point or a drain, and each of those is a priced item here, counted before the partitions go up rather than discovered once they are built. A new layout is priced honestly this way: the electrical and plumbing modifications a fit-out actually needs are visible on their own lines, not buried inside the joinery or the ceiling rate.
